The current project concerns the erection of a new 4-bedroom dwelling to replace the existing ‘Pole Barn’ on the site. The application site is located in the Green Belt, which adds a layer of difficulty to this planning application, as there is a maximum increase of 5% within any replacement scheme in order to conserve the openness of the Green Belt. Therefore, the design rationale had to ensure the overall increase in floor space and volume was minimal, to give the proposal the best chance of success. WS Planning & Architecture acted as the Planning Agent for this application liaising with Sawkings Architects to submit the application, whilst producing a detailed cover letter to accompany the application.
The project followed the form of a traditional farm to create a dwelling that is sustainable and in keeping with the character of local area and other buildings on site. This well-designed project was approved with conditions at local level, an excellent outcome.
