👉 Welcome to this week's Project Post, the latest in our series that demonstrate how our WS Planning & Architecture team successfully unlock the potential of land and property for our clients.👈

🏗️Detached House - Belmont Road in Reigate, Surrey

Our client instructed the WS Planning and Architecture team to design a detached dwelling and obtain permission at local level.

In line with best practice, we sought pre-application advice as the site had a substantial planning history with outline permissions previously granted.

A variety of concepts were prepared for this site including an overtly modern interpretation of the traditional vernacular found within the road. Differing land levels also posed a challenge combined with a demanding brief to ensure a sufficient level of internal accommodation.

At pre-application it was stated that any proposed dwelling should have a traditional design like the neighbouring properties. Therefore, making it sympathetic to the character and grain of the area as well as the amenity of neighbouring occupiers.

🙌Outcome: we were delighted that conditional approval was obtained at local level.👏

👉 We were delighted to welcome our latest budding architect in our Reigate office at the end of May as part of our Work Experience Programme. 👈

At the beginning of the week, they are given a choice of three projects to work on; a network rail footbridge, a beach hut or a public park pavilion which they present at the end of the week with their design ideas, rational and research methodology.

Jhonnatan Jaramillo, Architectural Director, commented "our work experience placement programme is an excellent pathway for students to get real-time experience in a working environment. We were particularly impressed how this student took to the task and adapted to working in our office – something that can be quite intimidating for any new starter. We wish them the best of luck with their studies and hopefully see them again, on their path to becoming a qualified Architect.”👏🙌

Single Storey Extension - Nursery Gardens in Lingfield, Surrey🏗️

The proposal was for a single-storey rear extension to enlarge the existing kitchen/dining area, incorporating a flat roof and roof terrace. The detached property forms part of a residential development on a private road at the edge of Lingfield within the Metropolitan Green Belt.

Following a pre-application enquiry, the Council confirmed that both the extension and terrace were acceptable in principle, subject to a reduction in the terrace size. During the application process, revisions were made, including reducing the terrace area and adding 1.8m-high obscured-glazed privacy screens to address overlooking concerns.

The application was later called to Planning Committee following a neighbour objection regarding privacy. It was considered over three committee meetings and a site visit across three months. At the final meeting, the committee approved the application subject to conditions, including the planting of evergreen and deciduous trees along the shared boundary to further protect privacy.
The National Planning Policy Framework strongly advocates the need to consult early with the Council and local residents alike, something that we have been advocating for a long time and is an integral part of our Four Stage Planning & Design Process

Christmas officially arrived in Reigate on Saturday with our wonderful @reigatechristmasfayre. @ws_pa were very pleased to sponsor the Chocolate Tombola stall and our Planning Director and @reigateguild Chairman, Spencer Copping, was also very pleased to welcome the Deputy Mayor of Eschweiller and @rbbc_mayor to open the Reigate Business Guild Christmas Fayre and switch on the Christmas Lights later in the afternoon. The Reigate Business Guild Christmas Fayre is one of the main fundraisers for the Christmas Lights in Reigate which are all provided by Reigate Business Guild and we are very grateful to everyone who supported the event and made it such a success. Our Planning Director, Spencer Copping, was pleased to attend the @surrey.tennis Showcase at the AELTC Community Tennis Centre in Raynes Park on Saturday. He took part in Q&A Session on Facilities & Funding and shared recent examples of upgrading tennis clubs in Surrey aswell as two recent padel court applications. It was an insightful afternoon and great to meet and hear from contractors and specialists working in tennis and padel. The session on Diversity and Inclusion with @samantabullock and Naqi Rizvi was truly inspirational. The Surrey Showcase was a great opportunity to also take a closer look at the new AELTC Raynes Park Community Tennis Centre which is an amazing facility and will no doubt provide a catalyst for getting more people into the sport.

It was a pleasure to attend the opening of the new Padel courts at Reigate Lawn Tennis Club yesterday evening along with @rbbc_mayor. Such a fun sport and great way to get into tennis too. We have now obtained two permissions for Padel in Surrey and welcome the opportunity of working with other clubs looking to take up this exciting and fast growing sport.
