Project Outline
Erection of 4 new dwellings in Banstead
This project concerns a back land development in Banstead for the erection of 4 new dwellings. The proposal has been designed to reflect the existing dwellings in the surrounding area. WS Planning & Architecture were instructed to act as the Planning Agent for this project liaising with the client and other consultants to pull together and submit the application. WS Planning & Architecture prepared a Planning, Design and Access Statement to support the application.
Due to the constraints of the development site, the application was heard at the Planning Committee and was then refused at the local level. However, WS Planning & Architecture believed the application had a good chance of success at appeal. The Inspector allowed the appeal and planning permission was granted for the erection of 4 dwellings.

COMMENTS
This project highlights a number of issues which can arise with projects concerning back land development within a residential area. However, WS Planning & Architecture were able to unlock potential for the client by effectively illustrating the positive effects of the project where there were no in principle objections to the redevelopment of the site.
