Project Outline

The project comprises the erection of 3 houses at the rear of a parking lot in close proximity to the Town centre in Horley. The constrained site provided a challenge to the WS team, where planning policies, overlooking and massing were the biggest challenges raised by the council. A series of iterations and close engagement with the council was carried out regularly to overcome concerns and produce this compact and well-designed development with associated parking, private gardens and a small green communal area that is often rare to find on this urban environment.

The design was informed by a character appraisal of the surrounding area to understand the architectural features and character to be implemented. The proposal comprises red buff brickwork with projected strips and solider course detailing at ground floor, above vertically hung tiles with ‘club pattern’ styles assist with the articulation of all elevations. Vertical grey slim framed windows add finer detail to the development whilst careful consideration was taken to achieve a high thermal performance that enhances the fabric of the building.

OUTCOME

Planning Consent at Local Level and Discharge of Planning Conditions.

COMMENTS

WS engaged with the client early on with a feasibility study (Stage 1), and progressed to a Pre-Application enquiry (Stage 2). A planning application was refused that also led to an appeal that was dismissed. Subsequently, a different approach was carried out taking into consideration the points raised by the Inspectorate leading to approval of a planning application at the second attempt.

WS also assisted with Stage 4 – Technical Design, Discharge of Planning Conditions.
