Project Outline

Following the recent changes to the National Planning Policy Framework (NPPF) and the introduction of “grey belt land”, an Outline Planning Application (for means of access and layout) was submitted to secure the erection of three detached dwellings.

WS Planning & Architecture liaised with external consultants and prepared the relevant Drawings alongside a Planning, Design & Access Statement and a Covering Letter, to support the submission of the application to the Council. WS Planning & Architecture addressed several matters raised during the course of the application and compiled a list of local appeal decisions relating to successful developments on “grey belt land”. Outline planning permission was granted at the local level, subject to conditions.

COMMENTS

Following an extensive and complicated planning history, the recent changes to the National Planning Policy Framework (NPPF) allowed the Applicants to put forward the site as “grey belt land”. The Council subsequently considered the proposal to constitute appropriate development in the Green Belt, within which the development would make a good contribution to the unmet housing needs of the District.
