Project Outline

Our Planning Team provided planning advice throughout two pre-application submissions and application process. The application site comprised 3 detached dwellings on the corner of Barrowsfield and Limspfield Road. A viability assessment was required to ensure 15% affordable dwellings on site.

Our Planning Team submitted and monitored the pre-application submission and planning application as well as supporting the proposal with a Planning Statement and also advice on Community Infrastructure Levy (CIL). We also spoke on behalf of the applicant at the Planning Committee in support of the proposal.

OUTCOME

Conditional approval at Local Level subject to Legal Agreement.

COMMENTS

We often speak on behalf of applicants especially when there is local opposition to a proposal and/or a local councillor has requested the item be referred to Committee. We always recommend speaking at committee to not only set out the main benefits of the proposal but also to ensure that any new points raised by third parties are addressed before an item is debated by members of the Committee. The criteria for speaking at committee varies depending on authority so it is not always possible to speak on the night.
