Project Outline

The Planning and Architecture teams worked together to gain planning permission for a replacement dwelling in The Warren and the Glade Residential Area of Special Character (RASC). Due to the ambition and scope of the project, the Planning team took the proposal to pre-application, where the Council advised to scale down the size of the dwelling and expressed concerns about the proximity to the northern boundary. Permission was granted and where once stood a house in need of updating and renovating, now stands a grand, well-designed, attractive property.

COMMENTS

Taking a case through the pre-application process allows the Council to give their thoughts on the proposal and to advise on ways to improve it to gain approval, without being given a refusal. Developments inside RASCs brings its own challenges, as the proposal must be in-keeping with the prevailing character of the area to upkeep uniformity and the desirability of the area.
