Project Outline
Project Outline – The existing building on site represented a subtle block of flats on a predominant location in front of South Croydon Station. Given the potential of the site and the constraints for being in a LASC area, an Outline Planning Application was submitted comprising a 15-storey building to test the credential of this site.
Following on the unsuccessful Outline Application, two pre-application enquiries were submitted to engage with the council and find the right balance of a viable scheme and one that provides a contemporary building with high quality flats and responds to the context.
A few months elapsed during the application where our architectural and planning team mitigated the various concerns from the council as they appeared, these relate to Section 106 Agreements, noise and comments from consultees.

COMMENTS
A good example highlighting that perseverance can lead to success, in particular when engaging with the council early in the process. Regular liaison with the Local Authorities allowed the project to achieve approval and the potential to become an iconic building on a location that is highly visible by the public as they make use of the railway.
