Project Outline

Our Planning Team advised the applicants on the project and co-ordinated the external consultants assisting on the application. Working with Lovell Design Architects we originally obtained permission for 48 flats on the same site. The existing use sat within a Small Business Area in the Local Plan and the Council acknowledged that the housing use would be compliant given the location and direction of travel of the new Local Plan. A number of proposals were discussed with the Local Authority at pre-application stage with significant debate over the height and massing of the proposed building.

Our Planning Team supported the proposal with a Planning, Design & Access Statement, Affordable Housing Statement, Sequential Test to support the separate Flood Risk Assessment and also advice on Community Infrastructure Levy (CIL).


Conditional approval at Local Level – Landscaping to be considered at Reserved Matters stage.


We have overseen a number of Major residential developments with each project requiring a similar attention to detail and considerable involvement of time to co-ordinate the various consultants working on the proposal. Major developments will require additional input due to the need for Sustainable Urban Drainage. In this case we worked with Patrick Parsons to provide the Sequential Test alongside their Flood Risk Assessment.
