This project comprised two separate applications regarding a residential property in the Green Belt. The first sought a householder application for a first floor extension to the property to increase the number of bedrooms in the property. The second comprised a Lawful Development Certificate for a proposed use to create a home office in the garden. While the proposal was acceptable under Permitted Development it is advisable to obtain a certificate prior to carrying out works to ensure that permission isn’t required. The added benefit of this approach materialises when the property is sold as the buyers solicitors will need to see the relevant paperwork before advising on a sale to proceed.
